Does the price for management depend on how much I receive in rent?
Yes.
For Single Family Homes & Condos, GWM charges a flat fee per month. This amount is based on if your property is leased for more or less than $1100 per month.
For Apartments complexes and Multi-unit properties, GWM charges 7.5 percent of the Gross Income.
Where will my property be advertised?
GWM utilizes both electronic and print media to saturate the local market. Having a working relationship with both local newspapers and the campus publications (University Newspapers) we are able to advertise year round. This ensures that our pipeline of qualified Tenants is full at all times making it easier to shorten the amount of time your property is vacant. In addition to being at the top of the Google and Yahoo search engines, GWM properties are posted on numerous other sites including, rentals.com, sublet.com, city leases, and apartments.com, and Craiglist. Campus emails, Fraternity and Sorority list-serves, and our extensive flyer campaigns give GWM the best marketing program in for your investment property.
Do I have to pay for advertising?
No, all advertising costs are FREE!
As the property owner, how involved do I have to be?
We strongly encourage our clients to take advantage of the fact that we are a full service management company. GWM sends monthly and year end statements to keep you aprised of your bottom line. GWM will keep you updated on every aspect of your property including the rental rates & terms, and necessary repairs. Our main goal is to do the worrying so that don't have to!

Where do I send the rent every month?
GWM requires that all rent be recieved prior to the 1st day of Every Month. Tenants are required to pay using (1) check for the entire residence made payable to:

Can I move out early from my lease?
Your lease is a binding contract. If you do decide to move out early, you are still required to pay the entire amount of rent every month. Per your lease, you are also required to keep on all main utilities (Water, Gas, Electricity) throughout the entire lease period.
What happens if something in the house breaks or stops working properly?
Any damage to any part of the property must be reported immediately. This includes damage to appliances, the interior or exterior of the house, or any features such as the A/C, water heater, or electronic garage door opener. Problems should be reported online at our website on our Repair Request page. In the event of an emergency, immediately call our office at toll free 866-545-5303.
What are the application fees?
Each prospective tenant over 18 must fill out an application. For every 2 student applicants, we require a minimum of one guarantor on their lease, and those guarantors must fill out an application as well. All applicants must pay a $21.00 fee for background and credit history verification.
How do I reserve a home?
Once all applications are received and approved, a lease will be issued to the prospective tenants. When the lease is signed by all tenants and guarantors and returned with the deposit, we will then reserve the property of choice...first come first serve.
