Does the price for management depend on how much I receive in rent?
For Single Family Homes & Condos, GWM charges a one time Set-up fee and then $100 per month. If your recieve less than $1000 per month in rent, than we will only charge $75 per month. For Apartments complexes and Multi-unit properties, GWM charges 6.5 percent of the expected Gross Rent (This may vary depending on size and number units in the property).
Where will my property be advertised?
GWM has a working relationship with both Local newspapers and the Campus Publications (the University Paper) and advertises year round so that qualified tenants can be found at all times. Besides our website, GWM homes are also listed on numerous internet sites including, the Newspaper websites, sublet.com, city leases, and rentals.com, to name just a few of the many. Campus emails, Fraternity and Sorority list-serves, and our University flyer campaigns give GWM the best marketing program in for your rental home.
What happens if there is a maintenance issue with the property?
GWM employs a 24 hour contracting crew to be able to take care of all property issues. From plumbing to landscaping, we have the staff and the experience to handle problems so that you don't have to!
What if I want to have GWM to only advertise my home, but let me manage the property myself?
We strongly encourage our clients to take full advantage of our management package, but if you just want us to advertise for you we can! The cost is a one time $400 fee and we will advertise provide you with over $1000 per month in advertising. The best part is we will advertise your home for as long as it takes to get it leased! Where do I send the rent every month?
GWM requires that all rent be postmarked Prior to the 1st day of Every Month. Tenants are required to mail 1 check for the entire residence made payable to:

Can I move out early from my lease?
Your lease is a binding contract. If you do decide to move out early, you are still required to pay the entire amount of rent every month. Per your lease, you are also required to keep on all main utilities (Water, Gas, Electricity) throughout the entire lease period.
What happens if something in the house breaks or stops working properly?
Any damage to any part of the property must be reported immediately. This includes damage to appliances, the interior or exterior of the house, or any features such as the A/C, water heater, or electronic garage door opener. Problems should be reported online at our website on our Repair Request page. In the event of an emergency, immediately call our office at toll free 866-545-5303.
What are the application fees?
Each prospective tenant over 18 must fill out an application. For every 2 student applicants, we require a minimum of one guarantor on their lease, and those guarantors must fill out an application as well. All applicants must pay a $21.00 fee for background and credit history verification.
How do I reserve a home?
Once all applications are received and approved, a lease will be issued to the prospective tenants. When the lease is signed by all tenants and guarantors and returned with the deposit, we will then reserve the property of choice...first come first serve.
